What Aalaya Does Not Sell or Collect Through This Website

To avoid any ambiguity:

• This website does not itself sell the underlying property. Aalaya is an advisory/facilitation business, not the seller or developer of any property presented here.
• Aalaya does not collect property purchase consideration (the price paid for a property).
• Aalaya does not collect developer booking or token amounts.
• Property purchase and reservation payments are made directly by you to the relevant developer/seller, under that developer's own payment terms and documentation.
• Any Aalaya advisory/consultation fee is entirely separate from the property transaction. Paying Aalaya's fee does not constitute, and is not a step toward, paying for a property — it is payment solely for Aalaya's advisory/consultation service.

Aalaya Premium Property Advisory Consultation

• Aalaya charges an advisory/consultation fee for the Aalaya Premium Property Advisory Consultation. Advisory fees are applicable. The applicable fee and service terms will be discussed and communicated to you individually before payment is requested or accepted.
• The intended payment timing is before substantive advisory work begins, unless a specific engagement arrangement provides otherwise.
• The advisory fee is payment for Aalaya's advisory service itself and is not conditional on you eventually purchasing a property. It is not a property booking amount, token amount, purchase advance, developer payment, or deposit toward a developer transaction, and is not automatically credited against any future property purchase or developer transaction.
• Cancellation and refund requests for any such fee are governed by the Cancellation & Refund Policy (Section A: 3-day request window).

Property / Developer Payments

• Aalaya does not currently collect property purchase payments.
• Aalaya does not currently collect property booking or token amounts.
• All property payments are made directly by you to the relevant property developer or seller.
• The developer/seller determines the applicable payment schedule for their project.
• The developer's own booking, payment, and cancellation documents govern that transaction — not this website's general content.
• Aalaya does not hold or control developer funds.

General

• Property prices may change, and shown prices are reference prices only.
• Property availability may change and is not guaranteed by a website listing.
• A website enquiry does not constitute a property purchase and does not guarantee availability.
• A payment made to a developer does not, by itself, constitute completion of a property sale unless legally documented through the relevant formal sale/booking agreement.
• Customers should review all applicable booking and transaction documents before making any payment to a developer.
